LOCATION
This design and reform project is located in a building close to Paseo Mallorca, a wide promenade located in the center of the city of Palma de Mallorca parallel to the torrent of La Riera at its mouth to the sea that runs next to the old walls of the city.
LIVING PLACE
The construction dates from the seventies and presents the characteristic architecture of the time. It is a rectangular-shaped house with two facades: the main one facing the street and the rear facing the block patio, it has three bedrooms and two bathrooms, one of them en suite. It stands out for a terrace on the ground floor of about forty square meters on one floor fourteenth that provides sea and mountain views over Palma. The apartment requires a comprehensive reform because it is in its original state of its construction without any rehabilitation in all these years.
AIM
Our client is a divorced father with children who is evaluating the purchase of this apartment to turn it into his habitual residence. The requirements collected for this architectural project were the following: - Obtaining four rooms compared to the current three in the one hundred meters of surface that we have is an essential condition. - Know in detail the costs of the reform to make the purchase decision and evaluate the financing needs
INTERVENTION
The entrance to the house originally had a closed hall that distributed the kitchen to the right, the living-dining room to the left and a corridor in front to access the rooms. To respond to the client's requirements, our architects carry out a total redistribution of the day area, redefining the uses of the available surface. A new living-dining-kitchen space is created open to the terrace that becomes the heart of the house. For this, partitions are eliminated, both those that converted a part of the room into a tube and the separation of the hall. The irregular closing and roofing of the terrace is eliminated allowing the entry of natural light and glass enclosures are chosen that can be opened almost completely, fully integrating the interior and exterior during the months of more pleasant temperatures. This design provides more sunlight and a greater feeling of spaciousness both in this new room and in the main room. This redistribution makes it possible to take advantage of the old, very spacious kitchen, providing it with new destinations. On the one hand, we created the fourth room desired by the client by also annexing the pre-existing glazed gallery, thus obtaining a spacious and bright multipurpose space to play, study or host guests. In addition, these meters gained with the gallery allow us to allocate the space occupied by the pantry and part of the kitchen to a storage area accessible from the hall required by the client as a storage room and provide a closet to the room on the other side. of the wall. For the interiors, our team chooses neutral finishes and materials, predominantly white with some details in natural wood. Simple designs that allow a very tight final budget to be achieved. The intervention of our firm of architects carries out a new distribution that fully satisfies the client's needs by maximizing space and improving natural lighting, achieving a greater sensation of spaciousness. The result is a very practical and functional design penthouse.
